The Trotter Lands consist of 369.0 +/- total acres in two non-contiguous tracts located in Pine Bluff, Jefferson County, Arkansas, with the West Tract being 281.00 +/- acres and the East Tract being 88.00 +/- acres.
The West tract has great access, with approximately 1,500 linear feet of frontage along E. 38th Street and 1,350 linear feet of frontage along S. Ohio Street. There is a viable thought that with the property’s geographic location in relation to the city of Pine Bluff, available municipal utilities, and neighboring commercial development that with demographic and economic changes in the future for Pine Bluff a future higher density of development could be conceivable and warranted.
