This is an opportunity to own 40 (+/-) acres of duck and deer hunting land inside the Cache River National Wildlife Refuge (Unit 2). The property is located in Jackson County, Arkansas just north of the town of McCrory. This inholding is accessed via the Cache River by boat from launching at Arkansas Highway 33.
The Cache River offers a scenic and brief boat ride to the property. An estimated 850 (+/-) acres of federal land borders the property offering private ownership with the benefit of the large refuge habitat. The property has no restrictions (conservation easements) on it, which would not permit the development of a fine shooting hole, permanent duck blind, or other enhancements.
The timber consists of cypress, tupelo, and mixed oaks with natural openings and thickets. Hunting can be done by wading, boat blind, or a permanent duck blind. The property rests in the middle of the Cache River waterfowl flyway and typically floods well when the Cache River at the Patterson gauge is between 10 and 12 feet. When the property is at a huntable water depth it can be assessed throughout by boat.
The property is offered for sale for $140,000.00 ($3,500.00 per acre - sales comparables are available upon request) Contact Scott Perry of Lile Real Estate, Inc. at 501-352-7740 for a tour and additional information.
