2017

Hidden Oaks – 247 +/- acres located in Cross County, Arkansas near the Fair Oaks community offering excellent green timber duck hunting. The property is bisected by First Creek, which enhances the waterfowl hunting. The property has two different green timber impoundments that can be artificially flooded that are complemented by a nice lodge and shop. We privately placed this property, and represented both the Buyer and Sellers. 

Marshall Tract – 444-acre pastureland and timberland investment property in Searcy County, Arkansas. The property features five ponds that offer water for livestock and wildlife, and also has electricity and water onsite. In addition, it offers hunting opportunities for deer, turkey and small game, and a spring-fed deep water stocked pond offers catfish, crappie and bass fishing. We represented the Seller in this transaction.

Alpe Woods – 175.16 acres located in Chicot County, ten minutes from Lake Village, Arkansas. The property has been developed for duck and deer hunting, offering excellent opportunities for both. The property features a headquarters/lodge site with easy access from Arkansas State Highway 293 via a gated entrance. We represented both the Buyer and Seller in this transaction.

Two Brakes Reserve – 446.94 acres located in the Southeast Arkansas Delta in Ashley County, Arkansas. The land is positioned in the middle of a noted waterfowl area formed by Cut-Off Creek WMA to the north and the Overflow NWR to the south. Bayou Bartholomew runs just west of the hunting grounds and the Mississippi River is 20 miles due east. The property also offers excellent deer hunting opportunities, as well as outstanding fishing for bass and crappie. We represented both the Buyer and Seller in this transaction.

Center Ridge Ranch – 891.0 acres in Conway County, Arkansas, primarily in hay fields and pasture land. The property is a highly improved “turn-key” cattle operation and has several ponds and timberland providing high-quality recreational opportunities such as fishing and deer and turkey hunting. We represented both the Buyer and Seller in this transaction.

Little Siberia – 907-acre historic hunting and fishing club in Arkansas County, Arkansas providing some of the finest waterfowl hunting, whitetail deer hunting and trophy fishing that Arkansas has to offer with over 2.5 +/- miles of frontage along the famous Big Bayou Meto. The property also featured a 4,500 sq.ft. main lodge with views of the legendary Rogers reservoir. We represented the Buyer in this transaction.

Allison Farm – 335.75 acres in Pulaski County, AR offering 283.68 irrigated cropland acres with great surface water irrigation via Plum Bayou. The farm has a good mix of soils that allows for a wide range of crops to be grown on it. In addition to being a strong agricultural investment opportunity, the farm is also located in a great location for waterfowl hunting. We represented both the Buyer and Seller in this transaction, with the Seller being an Agricultural Investment Fund. The Buyer also purchased 176 acres of the Webb Farm, located in Jefferson County, Arkansas.


2016

Leis Creek Ranch – 236.64 acres in Saline County, Arkansas, just west of Little Rock. The property offered a working cattle ranch along Highway 9 with frontage along Leis Creek and the Alum Fork of the Saline River. It featured plentiful wildlife, including excellent deer and turkey hunting, and the fishing along the Alum Fork of the Saline River has gained national notoriety. We represented the Seller in this transaction.

C.H. Triplett Company Farms – 6,724.99 total acres located in Jefferson and Lonoke Counties, Arkansas offering exceptional agricultural and recreational investment opportunities. The property was sold via sealed bid, offered either as a whole, as 14 divisible tracts, or as a combination thereof. We represented the Seller, and placed 97% of the acreage with ten different investors.

Neukam Farm – 387.1 acres located in Arkansas County, Arkansas offering a rare opportunity for investment grade farmland in the heart of the Arkansas Grand Prairie region. This was a high-yielding farm, with multiple surface water improvements. We represented the Seller in this transaction.

Cache Drain Hunting Club – 1,110 acres of exceptional recreational lands located in Woodruff County, Arkansas offering year-round recreational opportunities including unsurpassed greentimber mallard duck hunting, outstanding white-tailed deer hunting, and excellent fishing. The property is adjoined on the north and west by the Cache River National Wildlife Refuge. We represented both the Buyer and the Seller in this transaction. This was an exceptionally rare offering that many would consider a once-in-a-lifetime opportunity

Hollingsworth Family Timberland – 915.83 total timberland acres located in Calhoun County, Arkansas. The property offered investment grade timberland in addition to recreational opportunities. We represented the Seller and successfully placed eight (8) tracts with investors.

Wilson Farm – 932 total acres located in Arkansas County, Arkansas, just north of the community of Humphrey. The property consisted of prime farmland, a reservoir, and a buck brush wetland area along with several improvements. The property is well known for its waterfowl hunting, and corners with the famous Bull Sprig Hunting Club. Held in the same ownership for over 30 years. We represented the Buyer in this transaction.

Turner Family Timberland – 801 total timberland acres offered for sale via sealed bid being located in Cleveland County, Arkansas. These lands consisted of three separate tracts, of which two had significant Saline River frontage. All three tracts were considered to be investment grade timberland coupled with recreational opportunities. We successfully sold all three tracts to three separate buyers.

Brown/Young Family Timberland – 2,376.16 total timberland acres offered for sale via sealed bid being located in Saline, Garland, and Pulaski counties, Arkansas. The lands offered were of a unique mix consisting of investment grade timberland, recreational tracts along the Saline River, and numerous residential development opportunities. We successfully divested the bulk of these lands in multiple transactions.


2015

LaCott’s Duck Hunting Paradise – This 279-acre property located in Arkansas County, Arkansas offers world-class green timber duck hunting. Prior to 2007, it was one of the oldest established commercial hunting operations on the prairie. The property has frontage along Mill Bayou and Arkansas State Highway 165, between Lodges Corner and DeWitt, Arkansas. We represented both buyer and seller in this transaction.

HIPP Timberland – This property features 4,438 total timberland acres sold via sealed bid being located in Cleburne, Izard, and Stone counties, Arkansas. These lands offered both investment and recreational opportunities. We successfully liquidated the entire package in seventeen total transactions to maximize the seller’s return.

Goose Pond – This property consists of 1,180 total acres enrolled in the Wetland Reserve Program, near the banks of the Arkansas River just south of Little Rock, Arkansas in Pulaski County. It is an incredible recreational property that offers year round use. We represented the seller in this transaction.

Belcher Lake Farms – This property is 1,000 total acres and is located in Lonoke and Prairie Counties, Arkansas along Two Prairie bayou. Belcher Lake is one of the oldest and most historic duck hunting clubs on the prairie, dating back to the early 1900’s. This was a stock sale to a private investor, where we represented the sellers.

Brushy Lake – This 256-acre property is located in Cross County, Arkansas along Brushy Bayou. Our Memphis office represented the sellers in this transaction. The property offers exceptional duck hunting opportunities.

West Farms – This property is 610 total acres and is located in Jefferson County, Arkansas along the Pine Bluff bypass. Approximately 434 acres are enrolled in the Conservation Reserve Program, which provided great habitat for both duck and deer. The property was successfully sold in two separate tracts, where we represented both the buyer and seller.

Oldham Farm – This 665-acre property is located in Lonoke County, Arkansas, near the community of Oldham. In this transaction we represented both the buyer and seller, with the sellers having owned the farm for multiple generations. This was an agricultural investment.

Cedar Lakes – This property is 1,379 total acres in Clark County, Arkansas, near the community of Okolona. This property consisted of a world-class private ski lake, exceptional hunting and fishing, with numerous other lakes, homes, shops and various other onsite improvements. We represented both the buyer and seller in this transaction.


2014

Diantha West Farm – This farm is 712 total acres located in Jefferson County, Arkansas, near the
community of Wabbeska. This was the sale of a highly improved investment grade farm. We represented both the buyer and seller, with the buyer being a public traded agricultural investment fund.

Hollywood Plantation – This 2,500-acre property is located in Desha and Drew counties, Arkansas, located near the community of Winchester. This property had been in the same family ownership for over 100 years. The property consisted of investment grade farmland, old growth cypress brakes, and conservation reserve program acres. We represented both the buyer and seller in this transaction.

Hurricane Creek Ranch – This property is 402 total acres located in Grant County, Arkansas, near of the town of Sheridan. The lands of consisted of a working cattle ranch with frontage along Hurricane Creek and Arkansas State Highway 167, and included various improvements. We represented both the buyer and seller in this transaction.

Pinchback Heir Timberlands – This property is over 9,000 acres located in Jefferson, Grant, Lincoln, Cleveland, Dallas, and Calhoun counties, Arkansas. These lands were sold via sealed bid. The parcels were offered on a per county basis, and totaled over 40 transactions. We represented the sellers.

Prairie Wings – This property features 1,650 total acres located in Jefferson County, Arkansas, including 1,130 acres of impounded mature hardwood timber, 464 acres in cultivated rice and soybean fields, and 56 acres in lodge, equipment sites, roads, etc. This club’s history dates back to 1948 and is arguably one of the best private duck hunting clubs in the world, with records showing an average success of over 2,500 harvested ducks per year. We represented both the buyer and seller in this transaction. Subsequent to this purchase, we further represented the seller in the transaction that included the southern 560 acres and lodge.

Trotter Family Farm – This farm is over 1,500 total acres located in Jefferson County, Arkansas, east of Pine Bluff with excellent frontage along US Highway 65. The property offered investment grade farmland coupled with exceptional deer hunting. We represented both the buyer and seller in this transaction.


2013

Adolph Thomas Farm – This 2,856 acre property is located in Prairie County, Arkansas. This is one of the most famous duck hunting farms on the Grand Prairie, offering green timber hunting as well as one of the largest man-made reservoirs in Arkansas being over 700 acres in size. We represented the buyer in this transaction.

Decoy Farms – This property is 477 acres located in Lonoke County, Arkansas, north of the community of Geeridge. This was the sale of a highly improved zero grade rice farm that offered incredible duck hunting. We represented both the buyer and seller in this transaction.

Fallis Farms – This property is over 450 total acres and is located in Cross County, Arkansas. The
property was offered in two separate tracts, and sold to two different buyers. The farms had historically been farmed in a soybean and corn rotation. We represented both the buyers and seller in these transactions.

Kuper Farms – This 13,000 acre property is located in the Texas Panhandle. The property offered an agricultural investment opportunity, historically farmed in a wheat and soybean rotation. We represented the seller in this transaction.

Shull Family Farms – These farms total over 700 acres and are located in Lonoke County, Arkansas. The property was offered in two separate tracts, and sold to two different buyers. The farms had historically been farmed in a soybean and rice rotation. We represented both the buyers and seller in these transactions.

Wayne – This farm is 750 acres and is located in Pulaski County, Arkansas, southeast of the community of Scott. The farm offered a corn and soybean rotation, and consisted of predominately Class I soils. We represented both the buyer and seller in this transaction, with the buyer being an agricultural investment fund.

Walls Farm – This farm is a 723-acre property located in Lonoke County, Arkansas. The property offered an agricultural investment coupled with good duck hunting. Historically, the farm was commercially hunted and farmed in a rice and soybean rotation. We represented both the buyer and seller in this transaction.


2012

Naill Family Farms – This is a 723-acre property located in Prairie County, Arkansas. The property consisted of a row crop farm with Class I and II soils. The farm had great frontage along Interstate 40 and the Biscoe overpass. This farm had been in the family’s ownership for over 100 years. We represented both the buyer and seller.

Diantha Planting Company – This 1,315-acre property is located in Jefferson County, Arkansas, near the community of Wabbeska. This was the sale of a highly improved investment grade farm, with excellent frontage along Arkansas State Highway 79. We represented both the buyer and seller.

Webb Family Farms – This property is over 2,100 acres located in Pulaski County, Arkansas, near the community of Wright. The farm is one contiguous parcel, and offered exceptional soil diversification from Class I to III. We represented both the buyer and seller, with the buyer being an agricultural investment fund.

Campbell Brake – This property is 2,200 acres located in Lincoln County, Arkansas, west of the town of Dumas. The property is one of the biggest contiguous blocks of hardwood timber located in the Delta. The property offers year round recreational use, with over 2 miles of frontage along Bayou Bartholomew, which the longest bayou in the world. We represented both the buyer and seller in this transaction.

Quack Shack – This is an 890-acre property located in Lonoke County, Arkansas, north of the town of Humnoke. The property consisted of green timber duck hunting, coupled with a stocked fishing reservoir. This was a privately placed stock sale in which we represented both the buyer and seller. This property has a long-standing reputation for being one of the top green timber clubs located on the Grand Prairie.

Faver Farms – This property is 1,810 acres and is located in Jefferson County, Arkansas, north of the community of Wright. This property was enrolled in the Wetland Reserve Program, with frontage on the Arkansas River. Excellent access was provided via frontage along Arkansas State Highway 161.
